These abstracts include the entire chain of title starting from the sale of the captioned property by the developer of the subdivision through its present ownership. Abstracts of this nature are typically thirty-five year abstracts. The abstract also includes research of the current owner’s names in the conveyance and mortgage records of Jefferson Parish through the Clerk of Court’s current indices. In addition, any owners in the chain of title whose names have not been researched as evidenced by conveyance and mortgage certificates are also researched in the conveyance and mortgage records from the date of their acquisition through the filing date of their divestiture. Any open or uncancelled mortgage inscriptions (such as mortgages, judgments and liens, etc.) are disclosed on our summary report. Copies of all applicable restrictions and rights of way are also provided upon client’s request.

COMMERCIAL ABSTRACTS

These abstracts include the entire chain of title going back fifty to fifty five years through the present ownership of the captioned property. We also include leasehold information unless otherwise instructed. As with residential abstracts, these abstracts also include a research of the current owner’s names in the conveyance and mortgage records of Jefferson Parish through the Clerk of Court’s current indices. Any owners in the chain of title whose names have not been researched as evidenced by conveyance and mortgage certificates are also researched in the conveyance and mortgage records from the date of their acquisition through the filing date of their divestiture. Any open or uncancelled mortgage inscriptions (such as mortgages, judgments and liens, etc.) are disclosed on our summary report. Copies of all applicable restrictions and rights of way are also provided upon client’s request.

ENVIRONMENTAL CHAINS OF TITLE*

This research may be tailored to the client’s needs. The following are some of the types of environmental researches, which we prepare:

Option 1 – A fifty year chain of title is provided in letter format stating the COB (conveyance office book) and page, vendor and vendee information, date of sale, filing date of sale, closing notary’s name, and instrument number. This research will be limited to ownership only and no copies will be provided.

Environmental Research Option 1 Fee: $100.00**

Option 2 – A fifty year chain of title is provided in letter format stating the COB (conveyance office book) and page, vendor and vendee information, date of sale, filing date of sale, closing notary’s name, and instrument number. This research will also include leasehold information, restrictive covenants, rights of way, and mineral leases. No copies will be provided.

Environmental Research Option 2 Fee: $200.00**

Option 3 – A fifty year chain of title is provided in letter format stating the COB (conveyance office book) and page, vendor and vendee information, date of sale, filing date of sale, closing notary’s name, and instrument number. This research will be limited to ownership only. Copies of all transfers will be provided.

Environmental Research Option 3 Fee: $250.00**

Option 4 – A fifty year chain of title is provided in letter format stating the COB (conveyance office book) and page, vendor and vendee information, date of sale, filing date of sale, closing notary’s name, and instrument number. This research will also include leasehold information, restrictive covenants, rights of way, and mineral leases. Copies of all documents will be provided.

CONVEYANCE & MORTGAGE SEARCHES

This is a research of the Jefferson Parish Clerk of Court’s Conveyance and Mortgage records in the names of the present owners and the captioned property which is limited to the dates of their acquisition through the Clerk of Court’s current indices. Any open or uncancelled mortgage inscriptions (such as mortgages, judgments and liens, etc.) are disclosed on our summary report. Copies of the current owner’s deed of acquisition and copies of all mortgage inscriptions will be provided.

Conveyance and Mortgage Search Fee:

GENERAL MORTGAGE RESEARCH

This is a research of a specific individual’s name or entity in the Jefferson Parish Clerk of Court’s Mortgage records. This research is run as to any and all mortgages on any and all property, which may be owned by said individual or entity. Any open mortgage inscriptions (such as mortgages, judgments and liens, etc.) are disclosed on our summary report. A brief legal description of the secured property will be given for each open mortgage included in our summary report. Copies of the mortgage inscriptions will be provided upon client’s request.

General Mortgage Research Fee: $50.00 per name**
(Subject to change if name is extremely active)

JUDGMENT AND LIEN SEARCHES

This research is similar to the general mortgage research except that the research is limited to judgments and liens only. The individual or entity’s name is run in Jefferson Parish Clerk of Court’s Mortgage records for a period of ten years as to money judgments and federal and state tax liens. The names will be run for a period of twenty years as to judgments in favor of the United States of America.

Judgment and Lien Search Fee: $35.00 per name**

CIVIL SUIT SEARCHES

This is a research of the indices of the 24th Judicial District Court for the Parish of Jefferson. In most cases, we are requested to run an individual or entity’s name as defendant for a period of ten years. The findings are reported in letter format stating the title of the suit, the suit number, and the filing date of the suit. Copies of the pleadings are provided upon client’s request.

Civil Suit Search Fee: $35.00 per name**

The following are certificate services provided by Southern Abstracts, Inc. and Jefferson Certificate Corporation, a division of Southern Abstracts, Inc.

PROPERTY TAX RESEARCH

This is a four year comprehensive research which reports the status of the Jefferson Parish property taxes which are due and payable on December 1 of each year. The tax research sets out the property tax bill number for each of the four years and indicates whether each year was paid, unpaid or homestead exempt. The research also gives a brief legal description of the property (such as lot, square and subdivision name) as well as the names in which the property was assessed in for each year.

Property Tax Research Fee: $25.00**

TAX SALE CERTIFICATE

This is a research of the Jefferson Parish Clerk of Court’s conveyance records from 1898 through its current indices. This research is run strictly by lot, square and subdivision designation. The research sets forth any and all applicable tax sales and reports whether the tax sale was redeemed, unredeemed, patented or confirmed. The tax sale is described in full detail, stating the names of the tax sale debtor, the name of the person or entity it was adjudicated to, the date of the tax sale and for what tax year the adjudication took place, and the recordation of the tax sale in the conveyance records of Jefferson Parish.

Tax Sale Certificate Fee: $30.00**

PAVING, SEWERAGE & WATER LIEN SEARCH

This is a research of the records of the Jefferson Parish Clerk of Court’s mortgage records from 1898 through its current indices for any open paving, sewerage of water liens. This research is run strictly by the subject properties fronting street.

Paving, Sewerage and Water Lien Research Fee: $20.00**

CONVEYANCE AND MORTGAGE CERTIFICATES

This is a certificate research of the Jefferson Parish Clerk of Court’s conveyance and mortgage records in the names of property owners as to specific property which they currently own. The names of prior owners may be run as well as our client’s discretion. These certificates are certified by our Jefferson Certificate Corporation Clerks and are accepted by the Jefferson Parish Clerk of Court’s Office. This research will report any and all applicable alienations or encumbrances registered in the conveyance records as well as any and all open mortgage, liens and judgment that may apply to the owners or captioned property. The names will be researched from the owner’s date of acquisition to the current index date of the Clerk of Court’s Office in Jefferson Parish, with the exception of judgments and liens. Any open judgment or liens will be shown from January 1, 1967 through the Clerk of Court’s current index date.
